In the early 1900s, the Gulch was a bustling railroad corridor, but by 1999 the area was a dead industrial wasteland. In the early part of the 2000s, the Gulch began to evolve and reclaim itself.
The area known as the Gulch, located near Union Station Hotel and the Frist Center, consists of approximately 60 acres of land. The area is most commonly known to stretch between I-40 and the CSX Railway back to 8th Avenue and up to Broadway.

Currently, the Gulch is one of the first neighborhood in the South to receive a "LEED for Neighborhood Development" certification and among roughly two dozen neighborhoods internationally to become LEED ND certified.
